How to Grow a Zoysiagrass Lawn
The short answer
Zoysiagrass forms one of the densest, most carpet-like lawns of any warm-season grass, and Clemson Extension calls the zoysias some of the most cold-tolerant warm-season grasses — which is why zoysia reaches farther north than bermudagrass or centipede. It grows best in the warm months (Clemson cites optimal growth at 80 to 95 °F), handles full sun and partial shade, but thins in dense shade.
Because zoysia spreads slowly, sod is the preferred way to establish it — you get an instant lawn and far less weed pressure. Plugs (2-inch plugs on 6-inch centers, per Clemson) can take up to two growing seasons to knit together, and seed is limited to a few cultivars like Zenith, planted in late spring to early summer. Mow most cultivars at about 2 inches, and water deeply but infrequently with three-quarters to 1 inch per irrigation.
Why Choose Zoysia
Zoysia's appeal is density: a healthy stand is thick enough to crowd out most weeds and feels cushioned underfoot. Its drawbacks are the flip side of the same slow growth — it establishes slowly, recovers from damage slowly, and quality sod costs more than seed-started lawns. Fine-textured cultivars such as Emerald and Zeon offer better shade tolerance than coarser types, and El Toro is noted by Clemson as the fastest-growing zoysia.
Establishing Zoysiagrass
- 1Plant during warm weather — Establish in late spring through early summer while the grass is growing actively. Sod can go down later in the season as long as it is warm enough to root.
- 2Prefer sod where budget allows — Clemson recommends sodding for an instant lawn and fewer weeds during grow-in — a real advantage for a grass this slow to spread.
- 3Use plugs for smaller budgets — Set 2-inch plugs on 6-inch centers; with good watering and fertility, expect full coverage in two growing seasons or less.
- 4Seed only where cultivars allow — Seeded zoysia is limited — Zenith is the main seeded cultivar, planted in late spring to early summer.
Mowing and Watering
Most zoysia cultivars do best mowed at about 2 inches; some (Empire, Innovation, Royal) tolerate much lower cuts with a reel mower, per Clemson Extension. Zoysia's stiff blades dull rotary blades quickly, so keep the mower blade sharp. Expect weekly mowing during summer when the lawn is fertilized and growing well.
Let the soil dry thoroughly between waterings, then apply three-quarters to 1 inch of water. Frequent light sprinklings encourage shallow roots and undercut zoysia's natural drought toughness.
✔ Zoysia repairs itself slowly. Fix bare spots with plugs cut from inconspicuous areas or fresh sod rather than waiting for the lawn to creep back in.
